Online Registered Rent Agreement
Online Registered Rent Agreement (E-Registration) is the program implemented by Maharashtra Government through which citizens can do Rent Agreement Online without going physically to Sub-Registrar Office. Online Agreement can be registered only in Govt. Standard Draft. Other than the existing clauses we can only add 150 words as an additional paragraph.

Pan Card
PAN or Permanent Account Number is an important document which is required to carry out certain tasks. Given this, it is necessary to have the card which contains a unique 10-digit alphanumeric code which is issued by the Income Tax Department. You can apply for the PAN card either online or offline.
SOME IMPORTANT CLAUSES TO BE INCLUDED
While creating rent agreement, it is important for both the parties to include some important clauses in the agreement. The Following are some examples :-
Lock-in period
The period before which neither the Owner nor the tenant can terminate the agreement.
Pets
Whether the tenant can have pets in the rental property.
Overstay
If the tenant continues to stay in the rental property even after the agreement term has ended the owner can charge on per day basis.
Penalty for late payment
If the tenant fails to pay the rent on the scheduled date, a small penalty or fine can be charged by the owner.
Painting, maintenance and repairs
Are to be included in the agreement mentioning clearly the duties of the landlord or owner and that of the tenant.
Food habits
The owner should be open about disclosing whether the tenant can cook non-veg food in the premises.
